Stafford Sees £34,000 Surge in House Prices, Second Highest in England

A town in the West Midlands has recorded the second highest increase in house prices in England over the past year, with average values rising by more than £34,000. According to data released by Lloyds Bank, house prices in Stafford surged by approximately 12%, bringing the average price to £321,248. This substantial increase sets Stafford apart as the only location in the West Midlands to feature in the national top ten list for house price growth.

The report from Lloyds Bank highlighted that only Plymouth in Devon experienced a greater increase, with a rise of 12.6%. This trend in Stafford represents a significant divergence from the overall performance of the West Midlands region, which saw a modest average increase of just 1.3%. The West Midlands now ranks near the bottom of the list for house price growth, trailing behind the North East, South East, and London.

While Stafford enjoyed a notable surge, other areas, including Solihull and Worcester, faced declines in property values. Solihull and Worcester were ranked fourth and fifth, respectively, on the list of regions experiencing the largest drops in house prices.

Amanda Bryden, head of mortgages at Lloyds Bank, commented on the shifting landscape of property values across the UK. She stated, “Our customers’ dream homes are found in pockets around the UK, and we’ve supported thousands of people to take their next home buying step this year—whether they’re getting on the ladder for the first time or moving up.” Bryden emphasized the importance of researching local property markets, as fluctuations in values can significantly impact buyers’ deposit requirements and moving costs.

Bryden also noted that while house prices are a crucial factor, the choice of where to live encompasses more than just financial considerations. She remarked, “Choosing where to live is also about finding a place that feels right—a community you connect with, a commute that works for you, and a lifestyle that fits you.”
