Plans for New Hotel and Pub Submitted Near Newtown, Wales
Plans have been submitted for a new hotel and pub as part of a roadside service development on the outskirts of Newtown, Wales. The application, lodged by EG on the Move, represents the second phase of a project expected to generate over 100 jobs in the area. Earlier, in October, Powys County Council approved the first phase, which includes a petrol filling station and a drive-through restaurant.
The proposed roadside services will be located just off the A489 Newtown bypass, near the Glandulas caravan park and the David Davies roundabout. This location is viewed as ideal for catering to travelers through Mid-Wales. Rebecca Yates, a representative from EG on the Move, provided details about the second phase of the development.
Project Details and Specifications
The planning application seeks approval for the hotel and public house, which will feature 57 car parking spaces, including six rapid charge electric vehicle bays and four disabled bays, along with a dedicated delivery bay. The combined gross internal area for the proposed hotel and pub is 855 square metres, and the structure will consist of three floors. The pub will occupy the ground floor, while the upper levels will house 34 hotel rooms, divided equally between the first and second floors.
Yates elaborated on the project’s scale, stating, “The proposed public house and hotel unit will comprise 2,565 square metres of floor space. The development will comfortably sit within the scale parameters set out within the planning statement for the Outline planning permission linked to the site.”
The application highlights that the site is easily accessible by private vehicles and public transport, bicycles, and on foot, making it a suitable destination for travelers. This accessibility aligns with the primary function of the proposed development to enhance the surrounding portfolio of roadside service areas operated by EG on the Move.
Background and Approval Process
An outline planning application was granted in May 2024, which established the principle of the site’s development. The initial application was submitted by local developers Melrose Bros Ltd, who have since sold the site to EG on the Move. The completion of this second phase is anticipated to significantly bolster the local economy and provide essential services for those traveling through the region.
As the planning process moves forward, local residents and stakeholders will likely keep a close eye on the developments, given the potential impact on the community and the economy in Newtown and its surroundings.
