Major £86 Million Housing Development Planned for Guildford Park Road
Plans have been submitted for an ambitious new housing development on Guildford Park Road, with an estimated cost of £86 million. The project, proposed by Wates Construction in collaboration with Guildford Borough Council, aims to transform an under-utilised car park into a vibrant residential community.
The proposed development seeks to deliver 248 new high-quality homes, with 40 percent designated as affordable housing. According to a statement from the council, the design emphasizes public spaces that reflect the town’s unique character and create a welcoming environment for residents. The project includes plans for four apartment buildings ranging from four to six storeys and 15 townhouses of two to three storeys, all situated around a central ‘Living Street’ prioritizing pedestrians and cyclists.
Prior to the submission of the planning application, the development team engaged with the local community through consultation events, generating over 1,250 responses. Feedback was largely positive, with the majority supporting the proposals. The project team reviewed this input carefully before finalizing the application to ensure it meets community needs.
The council expressed enthusiasm about the initiative, highlighting its potential to provide much-needed housing solutions. Julia McShane, lead councillor for housing, commented, “I’m pleased that the council has been able to act on our long-held ambition to invest in under-utilised, council-owned land and redevelop this site. It’s good to see plans for this strategic site progressing to the planning stage.”
In addition to residential units, the project includes a comprehensive social value programme worth up to £11 million. This initiative, implemented by Wates, aims to foster local community engagement through various programs. These include the creation of 40 new local jobs, training and upskilling opportunities, and initiatives such as the Green Schools Project and community volunteering efforts.
Lee Bushell, Regional Managing Director at Wates Residential, emphasized the importance of the Social Value Action Plan, stating, “This development won’t just deliver housing; it will contribute to creating a more sustainable, prosperous, and inclusive borough, in line with the key priorities of Guildford Borough Council.”
The planning application is currently under review and will undergo the formal application process before being assessed by the Planning Committee. If approved, construction is slated to begin in summer 2026, with a completion date projected for the end of 2028.
