Developer Unveils £47 Million Plan for 192 Flats in Sheffield

Capital&Centric has submitted a proposal to Sheffield City Council for a significant residential development comprising 192 rental flats in a project valued at £47 million. The proposed development, located on Fitzwilliam Street, features two blocks of five and six storeys, which the developer asserts will adhere to national space standards. This move aims to address ongoing concerns regarding the size of newly constructed flats in the city.

The application follows a series of discussions among local councillors who expressed worries about the small dimensions of recent residential constructions. In October 2022, Sheffield City Council sanctioned the sale of the plot to Capital&Centric. City centre ward councillor Martin Phipps highlighted the issue, stating there is “a lot of turnover in the city centre because the accommodation is too small and people don’t have access to green space.”

Development Plans and Community Focus

The proposed site, known as the ‘Fitzwilliam’ development, is bordered by Fitzwilliam, Egerton, Milton, and Thomas Streets. A portion of the land is currently leased to FW Wallace Ltd, which operates a car repair workshop. According to Capital&Centric, negotiations have taken place with FW Wallace to acquire the lease, enabling the comprehensive redevelopment of the area. A spokesperson from the firm confirmed in September that FW Wallace would be relocating to facilitate the project.

Tom Wilmot, joint managing director at Capital&Centric, emphasized their vision for the project, aiming to create a community where residents can enjoy their surroundings. “We want to develop a space where people want to spend time, with proper greenery to unwind in,” he stated. The surrounding streets will be enhanced with trees, benches, local artwork, improved lighting, and areas for social interaction.

Previous Projects and Urban Revitalization

Capital&Centric has a history of revitalizing urban spaces, having previously redeveloped the former Eye Witness Works and Ceylon Works on Milton Street. Their prior projects have included the construction of 97 apartments, duplexes, and townhouses on Thomas Street, showcasing their commitment to transforming Sheffield’s residential landscape.

As the proposal moves through the approval process, the focus remains on ensuring the new flats meet the needs of the community while providing desirable living spaces that promote a sense of belonging and environmental sustainability.
