Locals Oppose £1 Million Mansion Plan in Yarm, North Yorkshire
Residents in Yarm, North Yorkshire, are expressing strong opposition to plans for a new £1 million mansion, which would replace a bungalow previously owned by former Premier League footballer Patrick Bamford. The proposed development includes extravagant features such as a gym, sauna, cinema, and six garages, raising concerns among locals about its suitability for the area.
The bungalow, which has been unoccupied for four years, was purchased by Ian Shipley, a consultant based in Newcastle, for £500,000. Shipley intends for his family to reside in the new home once completed, which has sparked significant backlash from the community.
Residents have voiced their frustrations to Stockton Council, arguing that the planned mansion is “completely out of character” for the conservation area. Some locals feel the new structure would overshadow their homes and disrupt their views. One resident commented on the impact of the construction, stating, “Every window at the front of my house will just be looking out at brick.” This sentiment reflects the deep emotional connection many have to their homes and surroundings.
The proposed plans include a “leisure wing” featuring a private gym and sauna, a double garage, and additional outbuildings for an office and children’s room. A separate floor is dedicated to a cinema and playroom. The ambitious design also boasts a large rear garden and barbecue area, which proponents argue will enhance the character of the area. Shipley maintains that the renovations will respect the historic context, claiming the design will adhere to traditional detailing and materials.
Despite these assurances, local residents remain unconvinced. Hannah Spencer, a neighbour, raised concerns about the potential loss of natural light and the impact on her garden. In her objection to the council, she stated, “This loss of light is deeply distressing and would fundamentally change how I use and enjoy my garden.” Such comments underscore the personal stakes involved in the proposed development.
The initial plans for the leisure wing have been modified in response to early objections, but the revised designs have not quelled the discontent among the community. Computer-generated images released by Shipley’s agents, Pod Newcastle, depict modern interiors with luxury finishes, yet many residents believe the scale of the project is more suited to a countryside estate than a historic town.
Dr. Michal Przykucki, another local resident, articulated the conflict succinctly: “It is pretty obvious that in its current form it is much closer to a country mansion than a house in a historic side street of a North Yorkshire market town.” This sentiment highlights the tension between modern development and the preservation of local character.
Adding to the controversy, Tees Archaeology has raised concerns that the site may be a former Quaker burial ground. The organization warned that if burials are present, the development could face significant legal and archaeological complications.
As the proposal moves forward, Shipley’s plans have drawn a clear divide within the community. While he aims to create a striking family home, many residents feel their voices are being overlooked in the face of rapid development. The outcome of this planning application remains to be seen, but it is clear that the proposed mansion will continue to be a contentious topic in Yarm.
