New Plans Unveiled for 43 Affordable Homes in Warboys Village

Plans have been submitted for the construction of **43 affordable homes** in the village of **Warboys**, located in **Huntingdonshire**. The property developer **Amplius** presented the proposal to **Huntingdonshire District Council**, aiming to develop a **5.8-acre** site beside **Station Road**. This area, previously farmland until late **2022**, is situated less than **1 km** from the centre of Warboys.
The proposed development will consist exclusively of affordable housing, with the majority of the structures being two-storey buildings, complemented by two accessible bungalows. In total, there will be **84 parking spaces** and a dedicated play area for residents. The application highlights that the site is within reasonable walking and cycling distance of local amenities, including **Warboys High Street**.
According to the affordable housing policy set by Huntingdonshire, at least **40 percent** of residential developments containing **11 homes or more** should be classified as affordable. The current proposal not only meets this standard but significantly exceeds it, making a noteworthy contribution to the local housing needs. The planning application asserts that the development is essential for addressing the shortage of affordable housing in the area.
This is not the first attempt to develop the site. Amplius, formerly known as **Longhurst Group**, submitted an application in **May 2022** for **48 homes**, which was later revised to **47 homes** before being withdrawn in **May 2023**. Previous plans faced considerable opposition from local residents, particularly concerning the already high traffic levels on Station Road. One concerned resident described the road as being “currently at or beyond breaking point.” Others voiced worries over the strain on local services, including **Warboys Primary Academy** and **Moat House Surgery**, which they believe are already overstretched.
The council has established an internal deadline of **October 30, 2023**, to make a decision on this latest application. A consultation period allows local residents to voice their support or objections until **August 27, 2023**.
In response to the revised plans, **Marcus Keys**, Chief Development and Commercial Officer at Amplius, expressed optimism: “We’ve worked closely with colleagues at Huntingdonshire District Council to make these plans suitable for the surroundings. If we’re given the go-ahead for this development, I’ll be looking forward to seeing building work progress and eventually welcoming new customers to their homes.”
As the consultation period continues, the proposed development remains a focal point of community interest, highlighting the ongoing challenges of providing adequate affordable housing in the area while balancing local infrastructure concerns.
