Developers have submitted plans for a new residential project on the site of the former Labour Club on City Road in Arbourthorne, Sheffield. The club, which served the local community for years, has been demolished, paving the way for a new development aimed at providing affordable housing for older adults.

The planning application, filed by Urbana on behalf of Franstep Limited, proposes a four-storey building that will feature a mix of one and two-bedroom apartments targeted at individuals aged 55 and over. This initiative aims to address the local housing shortage while ensuring that the new structure aligns with the surrounding architectural style.

According to the submitted documents, the new development will offer 100 percent affordable housing. The design includes a potential step back on the fourth floor to mitigate any visual impact on adjacent properties. The location, at the intersection of City Road and Eastern Avenue, is strategically positioned to provide residents with easy access to local amenities and public transport links to Sheffield city centre.

The proposal outlines the creation of communal facilities, such as a lounge, library, and meeting rooms, to foster a sense of community among residents. Additionally, the developers plan to include secure cycle storage, reflecting a commitment to sustainable transportation options. Parking provisions will feature four designated spaces for disabled residents, while the total number of vehicular parking spaces will be reduced in light of the site’s proximity to public transport.
