											Saffron Walden, a market town located just over the border of Cambridgeshire and Essex, has earned recognition as one of the most expensive towns for homebuyers in England. According to a report by the Lloyds Banking Group, Saffron Walden ranks as the fifth-most costly market town for first-time buyers and the ninth for all buyers, with average house prices reaching £363,960 for first-time buyers and £544,470 overall.
The assessment, which analyzed 116 market towns across England and Newport in Wales, highlights a significant shift in Saffron Walden’s reputation. Once seen as a dull place for locals, the town’s vibrant centre has attracted attention from buyers seeking both charm and quality of life. The transformation was noted by Tim Palmer, a judge for the Sunday Times best places to live, who described the town’s lively character.
A Historical Gem at Audley End House
One of the town’s main attractions, the historic Audley End House, adds to its allure. Built in the early 17th century, this grand mansion remains a significant draw for both residents and visitors. Guests can explore its opulent rooms and expansive gardens, a testament to the area’s rich heritage. The estate features an 18th-century gothic-style chapel, beautifully landscaped parkland, and stables complete with horses. Admission for an adult ticket is priced at £21.80.
Saffron Walden’s culinary scene also contributes to its appeal. Notable establishments include Chater’s, a restaurant praised by Grace Dent from the Guardian for its combination of a relaxed atmosphere and high-quality dishes. Another popular destination is the Eight Bells, a timber-framed pub dating back to the 16th century, offering traditional pub fare crafted from seasonal, locally sourced ingredients.
Independent Shops and Quality Education
The town’s high street, celebrated by Palmer, is lined with unique independent shops. For instance, Neon Leo on Market Row, which specializes in pre-loved fashion, recently won the Muddy Stilettos 2024 Award for Best Women’s Fashion & Accessories. Other notable shops include Talents, which offers a variety of trinkets and gifts, and Angela Reed, a high-end furniture store located on Market Hill.

Both Saffron Walden County High School and Katherine Semar Infant School received an ‘outstanding’ rating from their last Ofsted inspection, while Dame Bradbury’s primary school earned a ‘good’ rating, further enhancing the town’s attractiveness for parents.
For those planning a visit, Saffron Walden is conveniently located approximately 30 minutes by car from Cambridge. Residents from southern areas of the county, such as Duxford, can expect a shorter travel time of around 20 minutes.
