Hundreds of New Homes Proposed for Tidbury Green Village

Plans have been announced for the construction of up to 200 new homes in Tidbury Green, a village in Solihull. The proposed development, spearheaded by Bloor Homes, aims to significantly increase the village’s population, which currently stands at around 1,000 residents. This initiative is part of a broader trend of residential expansion in the area, following another proposal for 850 homes by developers Summix FHS Development LLP on land south of Norton Lane.

The new housing project is planned for a site located off Dickens Heath Road. According to a document submitted to Solihull Council by planning agents Savills, the proposal will include not only homes but also land designated for community use and a public open space. The site spans approximately 14.80 hectares and is currently utilized as pasture land, with vehicular access provided via Tilehouse Lane near Yew Tree Farm.

Development Plans and Environmental Considerations

The outline planning application will address various aspects of the project, with the exception of access, as indicated in the documentation. The proposed layout is designed with an emphasis on landscaping and green spaces, integrating a landscape corridor that connects the development to Birchy Leasowes Lane along the northern boundary.

In July, Bloor Homes sought an Environmental Impact Assessment (EIA) Screening Opinion from the council. This process determines whether the proposed development will have significant environmental repercussions. On August 1, 2023, Lawrence Osborne, the council’s team leader for major projects delivery, concluded that an EIA was unnecessary. He stated that the development was “unlikely to have significant environmental impacts,” thereby exempting it from requiring an Environmental Impact Assessment.

As of now, the outline planning application has not been formally submitted to the council’s planning authority. The potential impact of this new housing project on the local community and infrastructure will be closely monitored as the planning process unfolds.
