Plans Submitted for 125 Homes on Kent Green Belt Land

Plans have emerged for the construction of 125 homes on a 40-acre parcel of Green Belt land in Tunbridge Wells, located west of the A26 Eridge Road at Spratsbrook Farm. The proposal, submitted by Dandara South East Ltd, includes a request for an Environmental Impact Assessment screening opinion, asking the Tunbridge Wells Borough Council to determine if a full assessment is necessary.

The proposed site is bordered by Friezland Wood, Ramslye Wood, and Three Acre Woods. Notably, it overlaps with the High Rocks Hill Fort, a scheduled ancient monument from the Iron Age, which is also designated as a site of special scientific interest. Additionally, part of the land lies within the High Weald National Landscape. Three tree preservation orders line Eridge Road, protecting existing trees in the area.

In previous discussions, Spratsbrook Farm was initially earmarked for 270 homes and a secondary school, which prompted significant public opposition, including a petition from local residents. The emerging draft Local Plan currently allocates the site for 120 homes.

Dandara’s report, prepared by consultants DHA, outlines that the eastern part of the site may be released from Green Belt status once the Tunbridge Wells Local Plan is adopted, anticipated by the end of 2025. The report indicates that the new homes are expected to generate approximately 5 percent more vehicle trips during peak traffic hours on the A26.

In terms of flooding, DHA states that the site is classified in flood zone 1, indicating a low risk of flooding. While surrounding areas may experience minor surface water flooding, the site itself is reportedly unaffected. A full ecological appraisal, including surveys for protected species, is currently underway to assess the site’s biodiversity.

In April 2025, it was reported that nearly 15 acres of Spratsbrook Farm would lose its Green Belt designation as part of the emerging Local Plan. In total, the borough council plans to remove Green Belt status from 536 acres across eleven sites to facilitate development.

The history of Spratsbrook Farm dates back to a council call for sites in 2017, which included 176 acres of Green Belt farmland for potential development. Dandara has consistently promoted this site to both the Tunbridge Wells and Wealden District Council. Reports from 2019 highlighted plans for 1,271 new homes across the main urban area of Tunbridge Wells, with Spratsbrook Farm being one of the proposed locations.

In response to public feedback during a consultation period, the council has made revisions to the Local Plan. The initial proposal for a secondary school has been removed, and the number of residential units has been reduced.
